Architectural review is an integral part of the successful Homeowners Association, acting on behalf of all property owners in the protection of their property values by preserving and enhancing the architectural integrity of the community.

Unit owners, who wish to add a fence, deck, landscaping timbers or any additions or alterations to the exterior of the unit, must have approval of the Associations Architectural Review Committee prior to installation. If the ARC denies the homeowners request the homeowner has the right to appeal to the ARC's decision to the Grievance Committee for their decision. This appeal must be in writing within ten (10) days from the date of the notice of denial by the ARC. An Appeal can also be taken from the decision of the Grievance Committee to be heard by the Board of Directors.

The following is a list of guidelines for the ARC:

1. Any enclosed or covered additions, including awnings, overhead trellises or screened canopies are prohibited.

2. Any exterior paint change is prohibited, including railings and doors.

3. Any change of exterior lighting fixtures must receive written approval from the ARC prior to installation.

4. No structures such as dog houses, storage sheds, etc. shall be constructed in any enclosed limited common area or general common area.

5. Recreation equipment must be stored within the owner's limited common area.

6. Retractable clotheslines are only permitted in the limited common area and must be retracted daily.

7. Vegetable gardens are permitted only in the limited common areas behind units.

8. Gardens are prohibited in the general common area without the consent of the ARC or the Board of Directors. Gardens that are approved by the Board of Directors are the sole maintenance and responsibility of the unit owner.

9. If the unit owner fails to maintain the garden, the Board of Directors has the right to have the garden removed at the unit owner's expense.

10. Small wooden bird feeders/houses are allowed in the limited common areas behind the unit provided they are placed on poles no higher than 6 feet and are kept presentable at all times. Multiple bird houses are prohibited.

11. Fences and railings of the following styles are the only ones permitted. All wood used for decks and fences must be pressure treated wood. Supporting posts must be 4"X4" or larger and sunk in concrete.

A) Picket-railings consisting of a 4" X 4" support posts sunk in concrete, 2"X 2" pickets spaced no less than 2" apart and no more than 4", a single 2X4" or 2"X6 horizon rail atop 4"X4' support posts. Height of the railing must be no less than 32" and no higher than 36". If a gate is to be included, it must match the picket style as if there were no break. Railings will remain unpainted.

B) Privacy fences no taller than 6 foot at the house, consisting of 4" X 4" or larger support posts sunk in concrete, l" X 4" or 1"X6" abutting boards on the outsides of the posts with a top board across all top edges or post caps on posts and a top board on fence sections in between posts. If top caps are used they must be painted the same color as the fence. Fences may be built consistent with the lay of the land or straight across the top. All boards of the fence must be one continuous plank and meet the ground. Pressure treated wood must be used in all fences built. Fence to be painted same color as trim on the house after reasonable time for the wood to cure. The fence shall not remain unpainted for longer than three (3) months. The fence color must be white.

12. Decks shall not exceed the height of the bottom of the patio door threshold. Multiple decks are prohibited. Decks constructed in the general common area without written easement of the Board of Directors are strictly prohibited.

13. Storm doors are permitted provided they meet the following guidelines. Construction of aluminum colored white and have a kick plate no higher than 24". Cross-buck doors are absolutely prohibited.

14. No non-deck railing structures shall be attached to the outside of the unit, i.e. flower boxes.

15. The front porch is not to be used as a storage area of any sort. Things that can not be stored on the front porch include, but are not limited to: trash cans, recycling bins, sports equipment, toys, tools, and/or maintenance equipment. A chair, flowers and garden hose are the only items allowed to remain in the front porch.

16. Satellite Dishes one meter or smaller are the only dishes allowed in Providence Village. These dishes are allowed, provided they are mounted on the wood trim in the rear of the unit, or on the limited common element fence, deck or patio. It is not permissible to mount a satellite dish on any common element.

17. In the event of a dryer vent failure in the Bedford and Brookline models, the dryer vent can be vented out the front of the unit provided the vent is not more than 1 foot off the ground and is covered by shrubbery with prior approval from the ARC.

18. No structure higher than 36 inches is to be constructed on any deck or enclosed limited common area.
