I want to get satellite TV, what do I need to know?
The Association rules state…Ask permission first. This keeps owners from getting fined and from paying to have the dish installed twice. By following the rules, you can be sure your dish is properly placed the first time. No dish or parts of dishes can be mounted to the roof or siding. No dish can be visible from the front of the house. No cables are allowed to run through siding walls. Poles can be used to mount a dish if required for proper positioning. Never place a dish on your neighbor’s home. Consider the underground services available and avoid problems with dishes altogether.
I just got a new stove, washer and dryer. What do I do with the old ones?
First ask the company you bought the new appliance from to remove the old one. If you need to have it picked up by the trash company, call American Disposal at 703-335-0142 and tell them you need an appliance picked up. This service is often provided at no cost. Large appliances are ONLY picked up on Thursday. Never put the appliance out before Thursday. If you see someone violate this policy, please report it to management.
I just bought a new refrigerator. What do I do with the old one?
American Disposal will NOT pick up refrigerators. Refrigerators contain Freon which is a hazardous chemical and must be disposed of properly. Refrigerators must be taken to the landfill in Leesburg.
Why doesn’t American Disposal pick up paint cans, tires, TVs, computer monitors and/or car batteries?
These items are hazardous materials and must be and disposed of properly. This may mean taking them to the landfill in Leesburg or to a recycling center.
I want to throw away a large piece of furniture.
Call American Disposal and request a large item pickup for the Thursday trash pickup. Never put large items out before Thursday.
What can I have on my front porch or stoop?
There are only 3 items allowed on the front porch or stoop. An outdoor chair, a rolled garden hose and plant containers. Toys, shoes, trash, shovels, umbrellas and such are not allowed to be kept on the front porch and will result in a violation. Even if you did not put the item(s) on your porch, you are still responsible for them, i.e. phonebooks.
What can’t I store on my back porch, yard area or behind my fence?
Appliances, indoor furniture, trash and other such items cannot be stored for more than one trash cycle (one week).
The owner before me had a satellite dish installed and I don’t use it.
Unused satellite dishes are to be removed. They are not to be stored on the back porch, yard area, or behind the fence.
There is a large piece of furniture or other trash not on the curb. Will the trash company pick it up?
NO. American Disposal will ONLY pick up trash inside a square and on the curb. Moving trash to the curb will help keep the community clean and allow American Disposal to do their job. If you are in doubt of trash being pickup by American Disposal, call them and they will make a point to pick it up. There is usually no charge for this service.
I want to get new windows, install a new exterior door, and/or add a fence/deck.
All changes must be approved before installation. Home owners who wish to install new windows or doors, add a fence, deck, landscaping, landscaping timbers or any other additions or alterations to the exterior of the unit must have the approval of the Association before they make any changes. To obtain approval, the home owner, not a tenant, must send a written request to:

You will receive a written response outlining the approval or denial of your request. Incorrect selections of windows, doors, etc. will not be allowed and the cost of removing and replacing expensive items like these are the owner’s responsibility.
Where can my guests park?
If your home’s parking spaces have not been revoked, guests may park in one of your reserved spaces if available. If your home’s parking spaces are not available or your parking has been revoked, guests may only park along the main roads. Any vehicles parked in spaces that have been revoked will be towed. Guest vehicles must have valid license plates and decals.
If your square has designated and labeled parking spaces, you can contact the Property Manager to request a temporary Guest Parking Pass in advance.
How do I know if my parking has been reinstated?
The best way to know for certain that your parking has been reinstated and that the towing company is aware of the changes is to call the Community Manager directly. Parking in a space that was previously revoked, before receiving confirmation from the Property Manger, is a risk and your vehicle may be towed again until the towing company receives the updated list.
